Having thus truly seen the ten benefits of the precepts, my Śrāvaka disciples should declare and study the basis of the Vinaya as follows: If a Bhikṣu, for his own sake, has a ownerless house built, then that Bhikṣu should have the house built according to the measurements. The measurements of the house are as follows: the interior length is twelve times the height of the Sugata, and the width is seven times the height. In order to inspect the foundation, that Bhikṣu should invite Bhikṣus. The invited Bhikṣus should also inspect the foundation to see if it is suitable, without dispute, and can be started. If a Bhikṣu, on a foundation that is unsuitable, with dispute, or cannot be started, has a house built for his own sake, or does not invite Bhikṣus to inspect the foundation, or does not show the foundation to the invited Bhikṣus, exceeding the measurements, it is a Saṃghāvaśeṣa offense. The place where the precepts were made was Śrāvastī. The persons were many Bhikṣus. The affliction was great desire. The fault was building a house. Among these, "Bhikṣu" refers to the one who possesses this Dharma. "Requested by oneself" means: a request arising from intention, requesting wood from some, requesting grass from some, requesting labor from some, requesting the work of vehicles from some. "Ownerless" means: without an owner, whether male, female, or hermaphrodite. "For oneself" means: dedicated to oneself. "House" means: a place that can accommodate the four activities, namely walking, standing, sitting, and lying down. "To have built" means: by oneself or by others. "That Bhikṣu should have the house built according to the measurements. The measurements of the house are as follows: the interior length is twelve times the height of the Sugata, and the width is seven times the height" means: spoken for a bad place, clearly showing the measurements. Among these, "Sugata" refers to the teacher, his height, where is half a krośa and dhanu that are in accordance with the measurements. Therefore, twelve times the height of the Sugata, which are, those are eighteen krośas in accordance with the measurements, the interior length is eighteen krośas in accordance with the measurements. Eleven and a half cubits, the width inside is also eleven and a half cubits. Regarding the phrase "in order to inspect the site," the monk should lead the monks. "In order to inspect the site" means to inspect whether the land is suitable, without disputes, and can be started for construction. "Monk" means that one who is a monk. "Should lead the monks" means, therefore, wherever there are monks, as long as the monks can see the site with their eyes, those monks should be led. If the site is unsuitable, has disputes, and cannot be started for construction, then do not indicate it. If the site is suitable, without disputes, and can be started for construction, then that monk should, in the monastery, through the Sangha's ritual, recite the mantra three times to request the indication of the house's site. After that, those monks should not go there because of faith or trust in the monk, but rather, all the Sangha should go there, or send a monk appointed by the Sangha. They should look at that site with their eyes. If that site is unsuitable, has disputes, and cannot be started for construction, then do not indicate it. If that site is suitable, without disputes, and can be started for construction, then it should be indicated to the Sangha. If a monk indicates an unsuitable site, or a site with disputes
