With a compassionate heart, Instantly arrive here. Residing to listen to the words of truth. Pri Thi De Wi Sarwa Bhumi Pati Vajra Samaya Ja Jaḥ. Jaḥ Hūṃ Vaṃ Hoḥ Tiṣṭha Lhan. Agham etc. Of all the Buddhas of the three times, The ten bhumis, five paths, and ten perfections, As witnesses to the ultimate asceticism, The great power to subdue the demon armies, I prostrate and praise the earth goddess. May all the earth lords heed. The arrows, banners, and other implements, All of these are complete without lack, Are an auspicious interdependence. In the past, in the first kalpa, To the earth goddess, the steadfast one, I asked if this land could be bought or sold. With grains, jewels, and crystal fragments, Having bought it, humans will have dominion. Thus the goddess agreed. I offered the price of the land, gold and turquoise, And the earth goddess was greatly pleased. Likewise, I offer gold and turquoise, I pray that you grant this land. Various kinds of jewels, Grains, tsampa, tea, and chang, I emanate countless offerings. To the earth goddess, the steadfast one, and, The earth lords, stone lords, tree lords, and, The water lords, rock lords, road lords, and, The sunny and shady sides, the upstream and downstream, the right and left, Those who dwell on this mountain and that mountain, The local deities, earth lords, nagas, and nyen, With what is actually available, and, With what I can emanate in my mind without measure, I measure and offer hundreds, thousands, millions, and billions of gold coins, I measure and offer hundreds, thousands, millions, and billions of good turquoise, I measure and offer hundreds, thousands, millions, and billions of conch shells, I measure and offer hundreds, thousands, millions, and billions of measures of barley, Various kinds of jewels, and, Tsampa, milk, tea, and chang, Golden liquor, blue turquoise, silk brocade, and, These white crystal fragments of thousands and black ones of hundreds, Having blessed them with samadhi, Hundreds of horses, thousands of cattle, and tens of thousands of calves and sheep, I offer as the price for the land and stones. Grant power, wealth, prosperity, and accomplishment. Whatever activity is done on this land, Do not say, "This land is my land," Do not say, "This stone is my stone," Do not say, "This tree is my tree," Do not say, "This water is my water," If any conflict or disagreement arises, I pray that you grant forbearance and patience. Khri Thi Dhe Wi Sarwa Bhumi Pati Maha Puja Ho. Then, take the minced meat from the palm of the hand, and the tips of the six fingers, tsampa roasted barley flour, and hold it in the left hand. HOH! Open the entrance of the father vaṃ for myself and the patron, Clear the path between gods and humans.

Abandon the foul pus of suffering's abscess. Strike the vile core of suffering. May all obstacles, demons, and the three kinds of calamities be sealed with butter nine paces away. Thus, fling butter nine paces away. Holding roasted barley flour and butter in the right hand, offer to the male deities, war gods, local deities, ancestors, auspicious symbols, and the deities who protect and bring auspiciousness. Ascend thirteen steps. Make offerings and praises upwards. Thus, make offerings by ascending thirteen steps. Then, scatter white torma. Hūṃ, from a vast vessel of jewels, fill it with white torma and an ocean of nectar. This ocean of undefiled nectar, blessed by Oṃ Āḥ Hūṃ, is offered to the earth goddess Tārā and the large-bellied earth-holder, Teise, the monkey-cave earth spirit, and all the deities who have power over the earth. Especially to the lords of this region, the mountain lords, water lords, stone lords, tree lords, and rock lords, I offer. Especially in this land survey, at this earth-eye, I offer to all who dwell here. Please accept this offering of torma, and grant us this land. By pointing to the eight directions, may the earth lords of all directions turn towards us. Then, cast the rope three times in each of the four directions. Hūṃ, this nine-cubit karmic rope, cast three times to the left, right, and front. Just as in the past, Phya, Dmu, and Tsug drew the Dmu rope, may the connection of drawing the Dmu rope by the great, small, and intermediate lineages be auspicious! Then, point the arrow shaft in all directions and strike the earth-eye. Hūṃ, place various grains and the five precious things inside the earth-eye.
