Therefore, the fruit of this giving is very great. If someone has a monastery built in that same garden, then the fruit of this is even greater. If someone offers lodging in that same monastery, such as beds, small beds, cushions with inner tubes, blankets, pillows, and bolsters, then the fruit of this is even greater. If someone establishes a permanent endowment in that same monastery and establishes offerings in accordance with it, then the fruit of this is even greater. If someone takes refuge in the Buddha, takes refuge in the Dharma, and takes refuge in the Sangha, and then takes the bases of training, then the fruit of this is even greater. If someone expands what is called loving-kindness, then the fruit of this is even greater. Great King, therefore, you should train in this way: abide contemplating impermanence in all conditioned phenomena.
